AFFORDABLE APARTMENTS PORT MELBOURNE
FISHERMANS BEND PRECINCT

This design for affordable housing studio apartments is for a small site in the Fishermans Bend Precinct. This is accommodation for single people on low income or key worker. The precinct has a 23 metre height limit, this is a micro site (275-300 sqm) on a corner (street/laneway) location and a reduced car parking rate (0.2 cars/unit).

Design Yield: 20 singles apartments.

Some key aspects of the design are:

The design maximises development with 5 levels of apartments and ground floor address and car park functions. Typical residential floors have 4 studio or 1 bed apartments per level each with street frontage and a terrace. The ground level mediates the urban environment with parking, communal areas, a courtyard and lift lobby / stair functions.

A Communal room / terrace is located at an upper level, which is removed from the busy street and provides amenity and year round access to sunshine.

A cubic architecture is articulated by a patchwork of materials, colour with projecting hanging gardens, to enliven the street with fine grain urban detailing. The ground level is wrapped in brick and metal screening, providing security and durability at street level. Each apartment level is expressed in a different material/colour and facade variation.

The design would include a comprehensive range of ESD strategies and each apartment with 6 star energy ratings.
