This design proposes 3 new townhouses in Wandeen Street, Balwyn. The site is on the corner in Balwyn, which has a mature suburban character with a mixture of 20th C period houses, typically detached and htere is a high number of 1970’s houses. A key part of the neighbourhood character are mature trees and gardens. This site development contributes positively to the neighbourhood with a low profile medium density housing.

Design Yield: 3 townhouses with on site car parking.

Some key aspects of the design are:

The design organizes 3 free standing modern townhouses with address from the two street frontages. Each house is two storeys and designed to take advantage of the site and context. Cars have carports providing a ‘light’ structural solution to preserve trees and is a common form of car garaging in the neighbourhood. First floor loggias are provided to the Wandeen Street houses with views over adjacent parkland. The houses are designed with a modern silhouette to reduce overall heights,to minimise over shadowing and to maintain sun access. Materiality reflects the neighbourhood context with mixture of render, timber and metal.

Passive ESD principles are integrated into the design with optimum orientation, natural light and ventilation, high value insulation to walls and roofs, and sun shading. Active ESD technology will include solar hot water, AAAA rated water appliances and stormwater harvest for recycle.
