This design proposes 6 new townhouses in Macleod. The site consists of two residential lots on a corner of a corner site. The neighbourhood character is predominantly post war villa housing in brick, timber and tiled roofs. A key part of the neighbourhood character are mature trees and gardens.

Design Yield: 6 townhouses with on site car parking.

Some key aspects of the design are:

The design organises townhouses over 2 and 3 storeys with 3 houses to the main road and 3 houses to a new laneway. All houses are have elevated living areas and terraces for open space. The architecture is an assembly of brick, timber and tile, with skillion roofs to reduce building heights. The roof elements are clad in roof tile and the angularity reflects a sky profile that is common across the neighbourhood. There is subtle design variance across the houses in a mixture of brick, timber and terra cotta materials. The street edges have fences to 1.5 metres high in painted render and metal picket. Importantly the design is based around maintaining existing large trees around the site perimeter.

Passive ESD principles are integrated into the design with optimum orientation, natural light and ventilation, high value insulation to walls and roofs, and sun shading. Active ESD technology will include solar panels, AAAA rated water appliances and stormwater harvest for recycle.
